What does Loan to Cost (LTC) mean?
For fix and flip investors, Loan to Cost (LTC) is a metric used to compare the loan amount of a project to its total cost. It helps determine how much of the project the lender is willing to finance versus how much cash the investor needs to bring to the table. A higher LTC means less out-of-pocket capital for the borrower.
Step 1: Calculate Total Project Cost
Add the purchase price to the renovation budget.
$150,000 + $50,000 = $200,000 Total Cost
Step 2: Determine Loan Amount
Multiply the Total Cost by the LTC percentage (95%).
$200,000 × 0.95 = $190,000 Loan Amount
Step 3: Calculate Cash to Close
Subtract the Loan Amount from the Total Cost.
$200,000 - $190,000 = $10,000 Cash Required + Closing Costs
